Archify for ADU Projects

See Your ADU Before You Build It

Sketch or photograph your accessory dwelling unit's plan and Design Studio turns it into an editable 3D model — free, with a rough budget and to-scale sheets. Then render exterior material options, a presentation floor plan, or a flat elevation to show a lender, your HOA, or a future tenant.

Real Output

Real output, made on our own account

Our flagship house's ground floor sent to Floor Plan Render for a presentation plan, and a daytime render turned into a flat front elevation. Each note says what drifted — the same tools an ADU plan goes through.

Black and white ground-floor plan with a Great Room, Kitchen, Study, Entry Hall, Pantry, Powder Room, Mud Room and a GarageBefore

Before: Our flagship demo house's ground-floor plan exactly as Design Studio draws it (its plan view), no credits.

Walls and most door swings follow the plan; the Great Room's top-wall door lost its swing, and the Study got a sofa instead of the desk the prompt asked for. The room labels come back as illegible text, so add your own on the board.

How It Works

From a plan sketch to a buildable picture in four steps

01

Sketch or photograph the ADU plan

Draw the layout in Design Studio, photograph a hand sketch, or open a single-line DXF or DWG from a designer — rectangular rooms become walls, with a placeholder front door and no other openings detected from a photo.

02

Finish it into a model

Add doors, windows, and a kitchenette or bath by chat — "add a 0.9 m door on the south wall" — or by hand. The model fills in room areas and a door/window schedule as you go.

03

Get a rough budget and sheets

A line-by-line cost estimate updates with the model; plan sheets print to scale (1/2" = 1'-0" down to 1/32" = 1'-0"). Both free.

04

Render it to show a lender, HOA, or future tenant

Render 2–3 exterior material options from one saved camera (100 credits each), a presentation floor plan, or a flat elevation — then share a 3D link and 360° tour.

The Rough Budget

Every line is quantity × rate, read off the model

These are the default rates the estimate starts from — US mid-range new-construction averages, with no land cost, no regional multiplier, and no ADU permit, hookup, or impact fees. An ADU's small footprint makes this a quick sanity check, not a bid. Edit the rates in the Schedules panel to match your market.

LineDefault rateApplied
Floors (shell + finish share)$155per sq ft of floor
Exterior walls$28per sq ft of wall face
Roof$11per sq ft of roof plane
Doors$650each
Windows$850each
Kitchen allowance$18,000once per unit
Bath allowance$12,000per bathroom

Rough planning numbers only — not a bid and not construction documents, and not your city's ADU permit, hookup, or impact fees. See the same estimator on a full house at Archify for Builders.

Good To Know

What AI ADU rendering is — and isn't

  • Not a zoning, setback, or permit check

Archify doesn't know your city's ADU ordinance, lot coverage limit, or setback requirements, and it doesn't produce permit-ready drawings. It's a modeling and rendering tool — your jurisdiction's ADU rules and your licensed designer still decide what you can actually build.

  • The budget is a rough national estimate

Every line is quantity × rate at US mid-range new-construction defaults — 155 dollars per square foot of floor and so on — with no land cost, no regional multiplier, and no ADU-specific permit, utility hookup, or impact fees, which vary enormously by city. It's a planning-stage sanity check, not a bid.

  • A plan photo only finds rectangular rooms

Importing a photo of a printed ADU plan detects rectangular rooms and adds one placeholder front door — no windows, no other openings, and no curved or angled walls. You add those by chat or by hand.

  • An elevation is an AI interpretation, not a survey

The Elevations tool reads one perspective image and draws a flat front view from it — useful for a presentation or a lender conversation, not measured, not to scale, and not a substitute for a stamped elevation drawing.

FAQ

ADU rendering and floor plans, answered

Does Archify design my ADU for me?+

No. Archify models, renders, and estimates a rough budget for a layout you bring — your own sketch, a plan from a designer, or one you draw inside Design Studio. It isn't an ADU design-build service, and it doesn't replace a licensed architect, engineer, or your city's permit process.

Does it check my city's ADU rules, setbacks, or lot coverage?+

No — there's no zoning or code check built in. ADU ordinances, setback requirements, and maximum size vary by city and even by lot, so confirm those with your local planning department or a licensed designer before finalizing a layout.

How rough is the cost estimate for a small ADU?+

Rough planning numbers only, not a bid. Every line is quantity × rate read off the model — 155 dollars per square foot of floor, 850 per window, and so on — at US mid-range new-construction defaults with no land cost and no regional multiplier, and it does not include ADU-specific permit, utility hookup, or impact fees. Edit the rates in the Schedules panel to get closer to your market.

Can I turn a hand sketch of my ADU into a 3D model?+

Yes — photograph the sketch or a printed plan and open it in Design Studio as a starting point; rectangular rooms become walls, with a placeholder front door and no other openings detected. Add doors, windows, and fixtures by chat or by hand, all free.

Can I see exterior material options before I build?+

Yes — the Options rail renders 2–3 material schemes from one saved camera at 100 credits each, designed to hold the massing while details can drift between options. Exterior AI (100 credits) restyles an existing elevation or render the same way.

Can I use what I make on the free account for client or listing work?+

On paid plans, yes — downloads on Pro and Studio are watermark-free and can carry your own studio branding. Free-account output carries the Archify watermark and is licensed for evaluation. Check your local MLS rules before using AI-altered video in a listing; that disclosure is the agent's responsibility.

Is there a free way to try it?+

New accounts start with 500 free credits. Design Studio — drawing, chat edits, the cost estimate, and the sheets — is free on every account; that's enough welcome credit for several renders before you need a plan.
